Security
Oak Brook has 911 emergency services. Please report all break-ins, vandalism or emergency situations to the Oak Brook police. The non-emergency Oak Brook police station number is 990-3030. After you have contacted the police, please notify the Security Guard on duty so he/she may file a report with the Building. The phone number for the Office of the Building is (630) 574-7745, and the security desk is (630) 574-7745 x 7752.
Please report activity that appears suspicious or unusual to the Office of the Building. We urge everyone to become aware of security procedures to ensure the most secure environment possible.
If you or a member of your staff will be working late, please do not hesitate to call the Security Guard on duty at (630) 574-7745 x 7752. The Security Guard will be more than happy to escort you to your car.
After-hours access to the Building requires you to have a Building access card. Once the proper form is filled out and processed, this access card will give an individual access to their Building lobby door, the parking structure doors and elevator access.
Our Security staff does not have a master key to any suite. If you lock yourself out of your suite, you will need to contact a member of your office to open the suite for you.
Cleaning And Janitorial Services
Day Cleaning
Night Cleaning
Standard janitorial service is provided Monday through Friday after regular business hours. Standard office cleaning includes vacuuming, dusting, emptying wastebaskets, emptying recycle boxes, etc. If you have certain items you would like to have the cleaning crew discard, the Office of the Building will provide you with orange colored stickers to put on these items. The cleaning crew is instructed not to throw away any boxes that do not have orange stickers. For your own protection, please do not place any items you do not want thrown away against or on your trash receptacles or recycle boxes.
We appreciate you referring any problems concerning the nightly janitorial service to the Office of the Building so that we may address them with the cleaning supervisor for resolution.
Special Cleaning Service
If you require special cleaning, a day porter, a day matron or other services of this nature, please notify the Office of the Building. Special services other than standard janitorial services will be at your expense and a Client Service Work Order will be issued.
Recycling
On each dock is a 30-yard compactor, which is for wet trash. If you are throwing out trash on the dock, i.e. purging files in storage, please contact the Office of the Building so that sufficient containers will be available.
Window Washing
The Building's windows are cleaned
two times per year. The interior windows are done during business hours
and you will receive notice prior to cleaning.
Heating & Air Conditioning
Heating, Ventilation and Air
Conditioning (HVAC) is provided in your suite Monday through Friday,
Thermostat levels are established to
maintain a reasonable comfort level while meeting our responsibility to achieve
efficient energy management.
Client adjustment of individual thermostats will result in inconsistent
temperature in both the Client space and adjoining areas. This will
result in costs for engineering time to readjust the temperature, as well as an
overall increase in energy usage. Please report uncomfortable conditions to the
Office of the Building.
Blinds have been installed as a Building standard item for your convenience and as an additional energy conservation device. These window coverings should remain closed during periods of direct sun to allow adequate temperature controls and ensure employees' comfort.
Parking
Parking Structure
There are 555 covered parking spaces available for Oak Brook Regency Towers Clients in the parking structure located between the two towers. These parking spaces are available per your lease or may be rented monthly by individuals at current rates. Contact the Office of the Building if you wish to rent a parking space. The upper level of the parking structure is considered visitor parking, and 374 spaces are available free of charge on a first-come, first-serve basis.

Elevator Malfunction
Passenger and freight elevators are inspected by the Oak Brook Fire Department and professionally maintained by a specialized maintenance firm. Should the elevator stop while you are in it, be assured that you are safe. Use the emergency button to summon help; you will be contacted via the emergency telephone.
Elevator equipment and performance are constantly monitored during regular business hours. If you experience any irregularity or difficulty with elevator service at any time, please note the elevator car number and report it immediately to the Office of the Building or Security.
Please have your designated office representative notify the Office of the Building at (630) 574-7745 when Building repairs, maintenance or housekeeping are necessary. A member of our Building staff will assist you with routine maintenance such as HVAC (Heating, Ventilation & Air Conditioning) problems, lighting and light bulbs, carpentry, plumbing, electrical issues or housekeeping. If special services, which are not covered under routine maintenance, are requested, these services will be provided at your expense.
To ensure a timely and accurate response, a Client Service Work Order will be issued to the Engineers, via 360 Facility. You may call The Office of the Building with a service request or you can initiate a work order through our website (www.oakbrookregencytowers.com) which should include all pertinent information. If you are interested, please advise the Office of the Building and we will be happy to set your company up to use this program. Also, make sure that the only people calling for service are the designated contacts.
Deliveries
Equipment, materials, furniture,
packages, supplies and other property are not to be received through the
lobbies of the Buildings or in passenger elevators. The freight elevators
are to be used for all deliveries and for moving activities. Courier
deliveries can be received through the lobby and passenger elevators. All
deliveries should be scheduled with the Office of the Building. Deliveries
which are more than one (1) elevator trip are to be made either before
Use of the Loading Dock – All deliveries and shipments are
handled at the two loading docks located in the 1415 and
Contractor's Use of Freight Elevators - No construction materials, supplies, or personnel will be transported for any reason on the regular passenger elevators. Delivery of construction material is to be scheduled with the Office of the Building. Light duty hauling on the freight elevator is to be done between the hours of 9 a.m. and 5 p.m. and will not be allowed between 8 a.m. and 9 a.m., 11 a.m. and 1 p.m., or 4 p.m. and 5 p.m. Light duty hauling is considered small deliveries (one trip) or any tools or ladders that can be carried by hand on the elevator. No construction material is to be considered in this category. Deliveries requiring extended use of either the dock or elevators need to be scheduled with the Office of the Building for after hours or weekends.
At least 72 hours advance notice is
needed on all extended deliveries. Early morning deliveries must be

Any company doing work in the complex, making a delivery or moving items in or out of the Building will be required to provide the Office of the Building with a Certificate of Insurance prior to any work being done. See FORMS for Certificate of Insurance requirements. If further information is needed, please contact the Office of the Building. It is imperative that these insurance requirements be met. Work moves or deliveries will not be permitted without the proper documentation.
The trucking company should be informed that hand trucks must be clean when transporting materials within the Building. In addition, for any large moves, the mover must provide masonite as a floor covering from the dock to the freight elevator and from the freight elevator to the suite. This is necessary to protect the flooring and carpeting on each floor.
Service Areas
All telecommunications, other service and repair personnel must report to the Office of the Building prior to commencing work.
Major installations, especially those involving a telephone contractor who has not previously performed work in the Building or who requires access outside your premises must be coordinated with the Office of the Building in advance. In all cases, Certificates of Insurance are required of the contractor engaged in such repair, maintenance and or installation work.
