Property Overview


Oak Brook Regency Towers is located in the dynamic East-West Corridor in the heart of the Oak Brook office submarket. The Property has excellent visibility and accessibility along I-88 in one of the most desirable suburban office markets in the country. The Property is situated on the southeast corner of Route 83 and 22nd Street, directly across from Oakbrook Center Mall. Originally developed in 1977, an extensive property redevelopment program was undertaken in 1991 and completed in 1993.


Oak Brook Regency Towers consists of two thirteen-story office buildings connected by a one-story retail concourse with a total net rentable area of 402,318 square feet. The floor plates measure 15,461 square feet, efficiently accommodating both full-floor and multi-tenant users. Each tower has a domed rotunda lobby which connects to the 13,600-square-foot retail concourse. The buildings are both serviced by three upgraded passenger elevators, one of which accommodates freight handling.


Oak Brook Regency Towers benefits greatly from an attached, three-level parking garage, comprised of 929 parking stalls. Additionally, 569 surface parking spaces encompass the balance of the site for a total of 1,498 spaces.


Property Redevelopment


The focus of the property redevelopment, which commenced in 1991, was to enhance the existing structure and bring unique amenities, creating a competitive Class A office environment for tenants. The renovation included the addition of the retail concourse and lobby rotundas along with common area upgrades, mechanical system refurbishments and parking garage reconstruction.


The one-story pedestrian and retail concourse links the two towers and provides 13,600 square feet of retail area. Located at the ends of the new concourse are two-story, monumental, circular lobby pavilions, which connect the first floor office lobby in each tower and all three levels of the parking structure. The lobby and corridors have been significantly improved with terrazzo flooring, Honduran mahogany accents and acoustic panel dropped ceilings.


The Property benefits from significant mechanical improvements made during the redevelopment, resulting in reduced operating costs and building efficiency.


Elevator Upgrade


In addition, a $1.15 million elevator modernization was completed in 2003. As part of the renovations, all elevator cabs were completely upgraded to include versatile and beautiful lightweight composite stone panels to the sides and back of each cab, as well as Cambridge Architectural Mesh in the center of the back wall. Additionally, the elevator controls and equipment were completely upgraded with the installation of an Otis Elevonic 411 M System response. This state-of-the-art system responds to demand based on what it has learned about the actual traffic patterns to improve response time and thereby maximize elevator capacity.


Vehicular Access


The site has excellent accessibility and visibility from both Route 83 and 22nd Street. 22nd Street (Cermak Road) is a six-lane, east-west thoroughfare. Route 83 is six lanes and carries traffic north/south. Vehicular access is available to the site via two curb cuts along the east/west 22nd Street thoroughfare. There is a double left-hand turn lane off westbound 22nd Street into the Oak Brook Regency Towers. The turn lanes are controlled by traffic lights with a left-hand turn arrow, and the intersection offers a protected pedestrian crossing. This entrance to the Property, which is directly across from a south entrance to Oakbrook Center Mall, also provides egress for both eastbound and westbound traffic exiting onto 22nd Street. The second entrance is a right in/right out for eastbound 22nd Street traffic.

Tenants of Oak Brook Regency Towers enjoy the most complete amenity package within the market. The retail concourse contains a 4,168 square foot fitness center, available at no charge to the tenants, featuring the latest in exercise equipment, complete with locker room and shower facilities. The highly acclaimed Tuscany of Oak Brook restaurant offers a white tablecloth dining experience and a deli. Evergreen Bank Group is a full service bank offering premium products and services as well as an ATM in the Concourse.
